When are the site fees due?
Your site fee is paid in three parts:
- 40% by 1 March. The bill is sent on 1 February.
- 40% by 1 July. The bill is sent on 1 June.
- 20% by 1 November. The bill is sent on 1 October.
On a £5,700 fee, that's £2,280, £2,280 and £1,140. The site fee includes water, rates and bins. (Park policy)
You can pay any bill early, all of it or part, from the day it's sent. Or pay by Direct Debit on each due date.
(Licence clause 07)
What if I pay late?
- From the 15th day after the due date, interest is added at 4% a year above the Bank of England base rate.
- After 21 days, we may send a final notice. It adds a £25 fee to your account.
- A failed Direct Debit counts as a late payment.
- If two payments in one year are late, we may ask for the next year's fee in full by 1 March. We'll tell you in writing first.
We can choose to let you off the interest or the fee. A bill left unpaid after a final notice can lead to non-essential supplies being limited, or in the end the licence being ended.
(Licence clauses 06 and 07)
Who reads the meters?
We do. Electricity is metered, and we read your meter shortly before each bill goes out. Bills go out about a month before they're due.
When we ask, let us in to read it, or send us a clear photo of it.
You pay for what you use, at cost, with no profit to us, including a fair share of the supplier's standing charge. Gas bottles are at cost too (Park policy). The rate is on each bill.
Please don't charge an electric car from the caravan supply.
(Licence clause 08)
Can the site fee go up?
Fees are reviewed once a year. A new fee starts from the next yearly renewal, not part way through a year.
If you don't accept a new fee, you can end your licence without penalty by telling us in writing before the renewal date.
(Licence clause 05)
Using your caravan
Can I live in it?
No. Your caravan is for holidays only. It can't be your main or only home, or anyone's permanent home. We may ask for proof of your main address.
The park is open from 1 March to 5 January. There are no overnight stays from 6 January to the end of February, but you can come and check your caravan by arrangement.
(Licence clause 02)
Can family use it without me?
Yes, for holidays. Family and friends can stay without you.
You're responsible for how your guests behave, and they keep to the Park Rules like everyone else. You don't need to tell us who is staying.
If you have an owner's discount card for Jan'z and BB's Bar, it's for you only and can't be lent.
(Licence clauses 10, 11 and 22)
Can I bring my dog?
Yes. Broadfield is a dog friendly park.
- Dogs stay on a lead on pitches, roads, paths and shared areas.
- We may set aside field areas where dogs can run off the lead, under close watch.
- Clean up after your dog straight away.
- Dogs mustn't cause a nuisance, bark a lot or be aggressive.
(Licence clause 13)
Letting it out
Can I let it out?
Yes, for holidays. When you let it:
- Put the Park Rules up inside the caravan, where guests can see them.
- Make sure every guest agrees to the Park Rules when they book, before they arrive.
- You stay responsible for your guests, and for any damage.
If there are repeated or serious problems, we may limit or stop your letting.
(Licence clause 10)
Do you need to know who stays?
No. The licence doesn't ask you to. Just make sure anyone renting from you has agreed to the Park Rules when they book.
(Licence clause 10)
Changes and sheds
Can I put up a shed or decking?
Ask us first. Sheds, decking, fences, extensions and anything else added to the caravan or pitch need our OK in writing before work starts.
Approved work must meet safety standards. Once it's up, keep it safe, sound and free from rot.
Please don't store anything under the caravan.
Ask us where a shed could go on your pitch, and what size.
(Licence clauses 01, 15 and 16)
Can I change the inside?
Decorating, routine upkeep and like for like replacements are fine without asking.
Bigger changes, like moving walls or turning a bedroom into a utility room, need our OK in writing first.
Any work must meet safety standards, and the gas and electrics must be kept safe.
(Licence clauses 15 and 18)
Selling or leaving
What if I want to sell?
Talk to us first. While your caravan is on the park, it can only be sold or passed on with our OK in writing.
The sale is handled through the Park, on terms we agree with you in writing before it starts. We may set reasonable conditions.
Ask us how a sale works.
(Licence clause 03)
What if I want to leave?
Give us at least one month's notice in writing.
Site fees already paid for the year aren't refunded unless we agree in writing, and anything you owe still needs paying.
The caravan must then leave the park within 28 days, or another reasonable time we give you.
(Licence clauses 25 and 26)
How long can my caravan stay?
Your licence carries on from year to year and is reviewed each year at renewal. It's a licence to keep your caravan on a pitch, not a lease on the land.
A caravan can stay until 20 years from the year it was made. (Park policy)
(Licence clauses 01 and 04)
Looking after it
What insurance do I need?
- Public liability cover of at least £5 million.
- Cover for your caravan's full value, including the cost of taking it off the park.
Send us proof each year by 1 March, and show us whenever we ask.
The Park isn't responsible for loss, damage or theft of your caravan, car or belongings, except where the law says otherwise. So your own insurance matters.
(Licence clauses 18, 19 and 29)
What safety checks do I need?
- A Gas Safe engineer checks the gas every 12 months.
- An electrical inspection report at least every three years, when we ask for one.
- A working smoke alarm, carbon monoxide alarm and fire extinguisher.
Each year by 1 March, send us your gas certificate, electrical report and insurance proof. If the gas certificate is missing, we may arrange the check and charge you for it.
(Licence clause 18)
What happens in winter?
- No overnight stays from 6 January to the end of February. You can still visit to check your caravan by arrangement.
- Drain down your water system or protect it from frost. Do it yourself, or book our drain down service, charged at our current price.
- Frost damage, burst pipes and water getting in are your responsibility. We may turn the water off to your pitch over the closed season.
- When bad weather is forecast, tie down or put away anything loose, like garden furniture, gas bottles, bins and covers. We can't store things for you, and anything that blows away may not be recoverable.
Ask us for the price of the drain down service.
